Update on downtown development projects


A handful of downtown developers showed off their projects today at a luncheon put on by the Rochester Downtown Development Corporation. Spotlighted projects included Chase Tower, 88 Elm Street, upgrades to Geva Theatre, and the return of the Rochester Twilight Criterium.

Chase Tower is a 474,000-square-foot standout on the Rochester skyline. The former Lincoln First Bank at Main and Clinton is being remade for office space and market-rate apartments. The apartments will have open floor plans and a contemporary design. Gallina Development also plans to add more than 20 condos for sale. All told, there will be between 130 to 150 residential units.

The lower-level concourse will contain retail and restaurant space.

The Chase lot includes three-quarters of an acre of green space. Plans are to turn that into a gathering space for music performances, food festivals, and other activities.

The redevelopment of 88 Elm Street should kick off in about two weeks. The building is 13-stories high and has been vacant for about a decade, said developer Tom Masaschi of DHD Ventures.

The building will be remade into a modern glass apartment building with 36 high-end units and retail on the ground floor. The top level will contain a two-story office space with a wraparound balcony.

Work on 50 Chestnut Street is underway. The building will contain apartments, office space, and commercial. The apartments will be middle-range in price, Masaschi said.

Masaschi also talked quickly about the Alliance Building, the Terminal Building, and the Sibley Building.

Geva Theatre has raised $9.1 million of its $10 million goal for its fund-raising campaign. Most of the money will pay for building restoration, renovations, and improvements.

Geva has done some of the work already. It has made acoustical enhancements, improved the box office, and other work.

This summer, the theater will convert the front half of the building's top floor for an education, rehearsal, and conference center. It will also make improvements to dressing rooms, renovate the lobby, refurbish the performance space, and create entertainment suites.

The Rochester Twilight Criterium returns after a seven-year absence. The professional bike race will be held on August 15.
